November 2011 Update
On October 26, 2011, the Hingham Board of Appeals rendered its decision, granting a Chapter 40B Comprehensive Permit for the 80 Beal Street project.

June 2011 Update
The application for a comprehensive permit is filed, and a public hearing on the application will be held on Thursday, July 14, 2011, at 7:30 p.m. at the Hingham Town Hall.

May 2011 Update
Department of Housing and Community Development (DHCD) issues a Determination of Project Eligibility letter which is a prerequisite to an application to the Hingham Zoning Board of Appeals (ZBA) for a comprehensive permit. Work is continuing on site engineering and a final site plan in preparation for beginning in the next several weeks a friendly 40B comprehensive permitting process.

April 2011 Update
Representatives from Department of Housing and Community Development (DHCD) conduct a site visit at 80 Beal Street to determine whether the project seems consistent with the basic requirements of the LIP and to identify, for the community's benefit, any unusual problems with the site or proposed development. Site engineering and site plan development are underway.

In early March, the Trust held another community/public meeting at the Town Hall to present and review concept designs and answer any questions from the public. After the Board of Selectmen voted to sign a letter in support of the Local Initiative Program Application (LIP), the Trust filed the LIP Application for Comprehensive Permit Projects with the Massachusetts Department of Housing and Community Development (DHCD).

The Hingham Affordable Housing Trust, with Selectmen approval, has purchased the property at 80 Beal Street, formally known as the Amego property.
Request for Proposal
The Trust issued a Request for Proposal(s) (RFP) for design and permitting of the site last summer. A Hingham firm, Strekalovsky Architects, along with a team of consultants, was awarded a Contract and the Trust has been working with this team to create a plan for the property that fits in with the neighborhood and is financially feasible.
Project Plans
We would like to present the current concept plan showing 8 small detached homes, of which at least 2 will be affordable. We are very excited about our efforts to create small cottage homes that have a neighborhood feel with farmers porches and pedestrian paths. It is truly quite different than many of the new homes being built in the community today.
Next Step
Our next step following another community meeting will be to present our plan to the Board of Selectman for endorsement, file with the state in March for site eligibility, and begin a friendly 40B comprehensive permitting process.

As always, the goal of the Trust is to develop affordable housing that enhances the neighborhood and Hingham as a community.
